Since Barley Real Estate Appraisers knows that time is important to everyone, we've listed some items you can do to lessen turn times on any appraisals you order with Barley Real Estate Appraisers .

Order your appraisals online.
With online ordering, you automatically get e-mail confirmations that the order was received, and fast, secure .PDF format report delivery. It's the single biggest time saver available to both of us! No longer do we have to re-key information from a fax, and nor will you wonder whether the order was received.
Confirm that the subject property data is accurate and complete.
Being just one number off on the street address can really add unnecessary time to an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent area sales is welcome — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may be different from yours.

Tell us up front of the property's unique characteristics.
Cookie-cutter houses are relatively easy to appraise. What takes time is analyzing how differing features add to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique characteristics of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's predisposed to flooding. These are things we'd find out on our own anyway, and knowing them as early as possible makes your report arrive sooner.
Are you making the occupants of the home aware of what to expect?
Confirming an appointment with the homeowner can be one of the most tedious parts in the appraisal process. We understand that a homeowner may be uncomfortable with an unknown person looking in every corner of their home, taking pictures, and making abundant notes. Many commonly think they should make the place spotless before the appraisal inspection, under the impression that will increase the appraised value. And will choose to not schedule the appraisal inspection until it is cleaned.

Coming directly from you -- someone they are working with on their loan -- a short explanation about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and likely go a long way toward trimming the time it takes to inspect a home. Our website has numerous pages of useful information about the appraisal process for homeowners. Please feel free to share it with your clients. They can even call us if they want to become familiar with our staff and services. And tell them it's to their benefit to set the appointment as quickly as possible!
